How to hire a Professional Remodeler

imageExperienced Pros save time, money and stress for homeowners. In my 30 years as a licensed general contractor and Certified Graduate Remodeler, I have seen almost every problem that can develop. On one job, a homeowner called to repair water damage to his roof and interior ceilings. The former owner had replaced the roof improperly; the flashing was not secured against the walls, and the roof membrane was not glued down. My client is now paying $7,000 for this “cost-cutting”. I understand the temptation to cut financial corners. The current economy puts pressure on people to scrimp on one of the biggest investments: their home. But like the fellow with a water-damaged house, homeowners’ failure to understand the remodeling process or the value of a true professional can cost them much more than they save.

Almost one-third of our business is repairing improper work done on a home. Plumbing, electricity, sheetrock — these are not the kinds of projects for a less-experienced handyman.

Before launching a home renovation, ask the following questions of remodelers to save yourself money, time and stress:

How long has the company been in business? Professional remodelers who have years of experience under their belts are more likely to have financial stability. In an industry rife with practitioners who have only a pick up truck and a sign, will your remodeler be around if problems arise after your job has been completed?

What do the remodeler’s customers say about his or her work? Ask for contact information of current or former clients. Visit a job underway to see how this remodeler operates in the home, and how clean the job site is kept. If these workmen are going to be in the privacy of your home, see how they treat the homeowner’s personal living space.

Does the remodeler have professional certifications? Call your local builders’ association or the local Remodelers Council (or go to www.nahb.org/findanhba). Dedicated professionals will be members of respected industry organizations who comply to a code of ethics, are licensed and insured, and are committed to improving their business. Is your remodeler a Certified Graduate Remodeler (CGR) Certified Aging in Place Specialist (CAPS) These certifications could save you thousands of dollars and costly mistakes on your project.

Does the remodeler have a good knowledge of products, materials your project would need, and options for each of these? One of the hidden nightmares of remodeling is getting into a big project only to discover structural damage or unknown obstructions that blow your budget. A key part of what you are paying for is your remodeler’s knowledge and experience to solve unexpected situations.

Will your remodeler work well with you to understand your needs, your schedule and your budget? Remember: They will make many decisions that you will have to live with once the job is done. Do you trust this person? Can you find them when you have pressing decisions about your job’s progress?

Again, the time, money and stress that you save when hiring a professional remodeler is invaluable. You are not just buying a product. You are buying a service. Choose wisely.
